Centennial Hills prices rose even as sales slowed

The one fact that changes what you should know: prices held. The Real Estate Data Aggregator counted 108 homes sold in 89130 in the three months ending August 31, 2026, down 16.3% from a year before. Yet the median sale price still rose. That is the headline for every homeowner on this side of Las Vegas.

The Real Estate Data Aggregator put the median sale price in 89130 at $445,000 for the three months ending August 31, 2026. That is up 6.7% from the same months a year ago. Fewer sales happened, but sellers did not have to cut to close.

Rates made buyers careful, not absent

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That slows decisions. It does not erase them. The Real Estate Data Aggregator still counted 120 pending sales in 89130 over the same period, down 9.1% from a year before but not a collapse.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Centennial Hills beat that pace by a wide margin.

Homes that did sell moved faster

Not every number points the same direction, and that is worth knowing. The Real Estate Data Aggregator found that 37.5% of homes in 89130 went under contract within two weeks of listing. That share is up 11 points from a year ago. So the homes that were priced well found buyers quickly.

Median days on market fell to 42, which is 12 days shorter than the same period a year ago. Fewer homes sold, but the ones that did sold faster. Price your home right and the clock works in your favor.

Supply stayed lean, and that matters

The Real Estate Data Aggregator counted 141 homes for sale in 89130 over the three months ending August 31, 2026. That is down 18.5% from a year before. New listings also fell, dropping 17.2% to 140. Less supply kept sellers from having to compete hard on price.

Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes for sale. Centennial Hills moved the other way. Local supply shrank while the national pool grew.

Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That did not show up in 89130's median, which still rose 6.7%. Not every market follows the national story.

A small honest admission

The share of homes that sold above list price slipped. The Real Estate Data Aggregator put it at 13.9% in 89130, down 5.5 points from a year ago. Sale price as a share of list price also dipped 0.7 points to 98.5%. Buyers have a little more room than they did. Not a lot, but some.

Centennial Hills outpaced the national pace by more than double.
In short
  1. The three months ending August 31, 2026 showed a slower market in 89130, not a falling one.
  2. The Real Estate Data Aggregator counted fewer sales and fewer listings, but the $445,000 median held and rose 6.7%.
  3. Homes priced well went under contract fast.
  4. Rates above 7%, per Realtor.com, slowed some buyers, but supply stayed tight enough to keep values up.

One thing to keep in mind: one street can read very differently from the whole ZIP code. A block closer to a school or a park can move faster or slower than these numbers show.
