Inventory is steady across Primary market, but one part is moving much faster
Here is the one thing that changes what you should do right now. The market is not moving at one speed. ZIP code 89130 has just 4 months of supply, and 37.5% of its homes went under contract within two weeks. That is a very different pace from the rest of Primary market. Your pricing and timing should match your ZIP, not the market as a whole.
These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 920 homes for sale across ZIPs 89149, 89131, 89130 and 89129 combined. That is down just 1.8% from the same period a year ago. Supply is steady overall. But steady does not mean the same everywhere.
The National Association of Realtors put national supply at 4.9 months, its highest level in over ten years. Primary market is close to that. But one ZIP is noticeably tighter.
ZIP 89130 is the fastest-moving part of Primary market
The Real Estate Data Aggregator counted just 4 months of supply in 89130 for the three months ending August 31, 2026. That is the lowest of any ZIP in this market. Homes there sold in a median of 42 days, which is 12 days shorter than the same period a year ago. And 37.5% of listings went under contract within two weeks, up 11 points from a year ago. That jump is real, and it is the largest gain in this market.
The median sale price in 89130 was $445,000, up 6.7% from a year ago, according to the Real Estate Data Aggregator. That is the only ZIP in Primary market where the median price rose year over year. Sellers in 89130 got 98.5% of their list price on average.
The other three ZIPs: slower, but not stalled
ZIP 89131 is the next tightest, with 4.2 months of supply. The Real Estate Data Aggregator counted 163 homes sold there, and 28.9% went under contract within two weeks, up 5 points from a year ago. Days on market came in at 51, one day shorter than last year. Prices dipped 8.6% to a median of $540,000. Not every home sold fast, but the pace held up.
ZIP 89149 had 4.8 months of supply and a median sale price of $475,000, down 7.4%, per the Real Estate Data Aggregator. Homes sat on market a median of 59 days, four days longer than a year ago. Still, 25.1% went under contract within two weeks, up 5.2 points. Sellers got 97.9% of list price on average.
ZIP 89129 had the most supply at 5.2 months. The Real Estate Data Aggregator counted 166 homes sold at a median of $410,000, down 10.9%. Homes took a median of 53 days, six days longer than last year. But 29.9% still went under contract within two weeks, up 5 points. Pending sales actually rose 4.7% year over year, the only ZIP where they did.

What rates mean for buyers right now
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. CNBC reported rates hit their highest level in three years, above 7.5%, earlier in October. Higher rates slow some buyers down. That is part of why sales are softer across Primary market overall.
Nationally, Realtor.com reported active listings up 6.7% from a year ago as of October 8, 2026. Primary market's own inventory is down 1.8%, per the Real Estate Data Aggregator. Our market is holding tighter than the national picture.
